What is Creative Cash Partners?

We're private money lenders, not backed by any bank or institution — which means we play by our own rules. Unlike traditional hard money lenders, we don't charge anything upfront, and we don’t require monthly payments. All costs are rolled to the end when you refinance or sell.

What does 100% financing mean?

We cover 100% of the purchase and rehab costs in draws. See our Stoplight Loan Analyzer above.

Why would a deal be rejected?

1. ARV is over estimated by the borrower.

2. The purchase price is too high (e.g. red light on the stoplight analyzer!)

3. Borrower does not have adoquate exprience.

4. The scope of work is underestimated.

How do I submit a deal?

Through our submission form here.

What is the submission through closing process like?

After submission, we provide answers the same or next business day. Once approved, you'll receive a terms sheet outlining closing conditions and funding amount. You will complete a background and soft credit check, arrange on-site inspection with one of our approved inspectors and a third party transaction coordination team will prepare the closing paperwork.

How fast can you close?

We pride ourselves on being the fastest lender in North Carolina, West Virginia, Ohio and Georgia, with funding approvals and disbursements in as little as 2 to 3 days.

How fast until I hear an answer back on my submission?

After submission, we provide answers the same or next business day.

What other fees are there?

The only fees you will need to pay will be associated with closing costs, your background and credit report.

Can I do multiple deals at once?

Yes, we have available funding for multiple deals of yours at once as long as you have liquidity equivalent to at least 1/3 of your rehab budget.

Do you require equity in deals?

No, unlike many private money lenders, we do not require equity. We act as your cash partner without taking a share of your profits.

What are your loan terms?

Loan duration: 210 day loan with early payoff discount build in.

Flat-rate returns (Not annualized interest): 10% for 90 days, 11.5% in 120 days, 13% in 150 days, 15% in 180 days and 17% in 210 days.

Do you pay referral fees if I send someone your way?

Yes

What happens after closing? No monthly payments?

Correct! No monthly payments, just a monthly progress update is required.

What's the longest a loan can go?

210 days, followed by a 25 day grace period with late fees

Do you have zip code restrictions?

We lend in any zip code in our target market states.

Do you do other deals besides single family homes?

No

Do you fund new construction?

No, we do not fund new construction.

What property types do you fund?

We fund single-family homes and multifamily properties with up to 4 units.

What states do you operate in?

We lend in NC, GA, OH, and WV.

How do I know if my deal qualifies for funding?

Use our Stoplight Loan Analyzer Tool to input your ARV, rehab budget, and purchase price. It will tell you if the deal qualifies for 100% funding (Green Light), funding with a downpayment (Yellow Light) or does not qualify for funding (Red Light).

What information do I need to apply for a loan?

You’ll need details about your property, such as:

- After Repair Value (ARV).

- Rehab budget with detailed scope of work. Please use our scope of work template.

- As-is Purchase price.

- Purchase contract.

- Detailed interior and exterior photos

- Documentation of experience (For projects with rehab over $20,000). Please use our experience tracker.

What happens if my ARV estimate differs from yours?

ARV is determined by underwriting based on comps that follow the current appraisal guidelines. A loan offer will be made based on the ARV determined by underwriting.

Do you charge points or origination fees?

No, we do not charge points or origination fees. You only pay a flat-rate return.

Do you do small loans?

Yes, loans less than $67,000 have fixed costs and may not always be economical. For loans over $67,000 our standard loan terms apply.

Can I use Creative Cash Partners for long-term financing?

We specialize in short-term financing. If you are in need of long-term financing we can help you connect with DSCR lenders.
