What is Creative Cash Partners?

Creative Cash Partners is a private money lending company offering fast, flexible funding solutions for real estate investors, specializing in fix-and-flip projects, new construction, and cash-out refi/DSCR loans.

What does 100% financing mean?

We cover 100% of the purchase and rehab costs if you negotiate your deal to meet our underwriting criteria, like the maximum allowable offer (MAO). Subject to final underwriting.

Do you require equity in deals?

No, unlike many private money lenders, we do not require equity. We act as your cash partner without taking a share of your profits.

What are your loan terms?

Loan duration: Up to 210 days (early payoff discounts available).

Flat-rate returns: 10% for 90 days or 15% for 180 days.

What property types do you fund?

We fund single-family homes and multifamily properties with up to 4 units. We also offer financing for new construction projects.

What states do you operate in?

We accept requests from all states with the exceptions of California or New York. Our primary markets are North Carolina, Georgia, Ohio and West Virginia.

How do I know if my deal qualifies for funding?

Use our Loan Analyzer Tool (Coming Soon) to input your ARV, rehab budget, and purchase price. It will calculate the maximum allowable offer and show if you qualify for 100% funding.

How fast can I get funding?

We pride ourselves on being the fastest lender in North Carolina, with funding approvals and disbursements in 7 days or less.

What information do I need to apply for a loan?

You’ll need details about your property, such as:

- After Repair Value (ARV) as determined by a supporting CMA.

- Rehab budget with detailed scope of work.

- As-is Purchase price.

- Purchase contract.

- Detailed interior and exterior

What happens if my ARV estimate differs from yours?

Final loan approval is subject to underwriting, which includes verifying ARV estimates based on our internal data and comps.

Do you charge points or origination fees?

No, we do not charge points or origination fees. You only pay a flat-rate return.

Do you do small loans?

Yes, loans of $67,000 or less have fixed costs and may not always be economical. For loans over $67,000, the rates start at 10% and duration up to 210 days.

Can I use Creative Cash Partners for long-term financing?

Although we specialize in short-term loans for real estate investors, such as fix-and-flips. We are your one-stop shop for all lending/financing solutions. Our network of partners and affiliates are available to solve your financial needs.
