What is Creative Cash Partners?

We're private money lenders, not backed by any bank or institution — which means we play by our own rules.

Why would a deal be rejected?

1. ARV is over estimated by the borrower.

2. The purchase price is too high

3. The scope of work is underestimated.

How do I submit a deal?

Through our submission form here.

What is the submission through closing process like?

After submission, we provide answers the same or next business day. Once approved, you'll receive a terms sheet outlining closing conditions and funding amount. You will complete a background and credit check (this is a credit report so it's not a hard pull or soft pull and will have no impact on your credit score), arrange on-site inspection with one of our approved inspectors and a third party transaction coordination team will prepare the closing paperwork.

How fast can you close?

2 weeks (faster is possible with a clear title).

How fast until I hear an answer back on my submission?

After submission, we provide answers the same or next business day.

What other fees are there?

- Transaction Coordination Fee: $800 standard.$1,000 if closing within 7 business days of the signed term sheet

- Property Inspection Fee: Varies by inspector (typically $150–$400). Must use an approved inspector.

- Background Check & Credit Report: $65 flat fee. Rarely, a county-level search may be required, which will cost a small additional fee. The borrower would have to authorize this fee before it is charged.

- Underwriting Fee: $1,495 standard.
- Application Fee: $1350 - $2500 depending on loan size, complexity of the loan and if loan needs to close within 7 days of signing the term sheet.

- Closing Costs: All other fees are standard closing costs and vary by transaction.

Do you pay referral fees if I send someone your way?

Yes. $500 per closed referral.

When are payments due?

Monthly payments are due on the 1st of the month. If they are not paid by the 5th of the month a late fee will be added.

What's the longest a loan can go?

6 months. There is an option for paid extension at 6 months and 9 months.

Do you have zip code restrictions?

We lend in any zip code in our target market states as long as there are viable comps.

Do you do other deals besides single family homes?

No

Do you fund new construction?

No, we do not fund new construction.

What property types do you fund?

We fund single-family homes and multifamily properties with up to 4 units.

What states do you operate in?

We lend in NC, GA, OH, and WV.

What information do I need to apply for a loan?

You’ll need details about your property, such as:

- After Repair Value (ARV).

- Rehab budget with detailed scope of work. Please use our scope of work template.

- Purchase price.

- Purchase contract.

- Detailed interior and exterior photos
- 3 past months of bank statements

- Documentation of experience (For projects with rehab over $20,000). Please use our experience tracker.

What happens if my ARV estimate differs from yours?

ARV is determined by underwriting based on comps that follow the current appraisal guidelines. A loan offer will be made based on the ARV determined by underwriting.

Do you charge points or origination fees?

Yes, origination fees start at 2.0%

Can I use Creative Cash Partners for long-term financing?

We specialize in short-term financing. If you are in need of long-term financing we can help you connect with DSCR lenders.

How does the Construction Draw Process Work? What are the charges to get a draw?

To request a construction draw:

- Schedule a draw inspection with one of our approved local inspectors (preferably the same one who completed the initial inspection).

- Submit your draw request through the Monthly Update & Draw Request Portal here on our website, indicating the amount needed from each budget category on your scope of work.

- After we review the inspection report and confirm that the work has been completed, funds will be released.

- There is no draw fee for us. You will pay the inspection fee directly to the approved inspector.
