Before you submit your deal, review this quick checklist. These are the core items we evaluate during underwriting. Meeting these criteria helps speed up approval and improves your chances of full funding.
ARV has been established by objective comps that comply with the 2025 appraisal guidelines?
Scope of work (SOW) is detailed, itemized, reasonable for rehab costs? Here is our SOW template.
Property has been or is being bought in LLC?
Does your deal pass the Stoplight Loan Analyzer?
Is your deal in the states we lend in (North Carolina, Georgia, West Virginia, or Ohio)?
Liquidity Requirement: MUST BE $15k min. Must also have enough liquidity to cover ⅓ of scope of work budget plus any down payment required by stoplight loan analyzer.
Experience: At least 2 completed rehab projects are required if your rehab budget exceeds $20,000. (Use our experience tracker).
Financial History: No bankrupcties or accounts in collections?
Background Check: No felonies?
Credit Score: If your exit strategy is a refinance, a minimum credit score of 620 is required. No minimum credit score is needed for fix-and-flip projects.
